What is cap rate and how is it calculated?
Cap Rate = Net Operating Income (NOI) ÷ Property Value × 100. NOI = Gross rent − Vacancy losses − Operating expenses. A higher cap rate means higher yield but often higher risk.
What is a good cap rate?
5–7% is typical for established markets. 7–10%+ indicates higher yield (or higher risk). Below 5% is common in prime urban locations with strong capital growth prospects.
What is the difference between cap rate and ROI?
Cap rate ignores financing and measures pure property yield. ROI accounts for your actual cash invested (including mortgage). Cap rate is useful for comparing properties regardless of how they're financed.
